TRUSTEE'S WARRANTY DEED
This Indenture Witnesseth, That Michael T. McBride, as Successor Trustee of the Hettie L. McBride Revocable Living Trust dated December 18, 2001, Conveys and Warrants to Peggy S. Rice, for the sum of One & 00/100 Dollar ($1.00) and other valuable consideration, the receipt and sufficiency of which is hereby acknowledged, the following described real estate in Delaware County, in the State of Indiana:
A part of the West Half of the Northwest Quarter of Section 32, Township 20 North, Range 11 East, more particularly described as follows, to-wit: Beginning at the southwest corner of said West Half of the Northwest Quarter and running thence north 00 degrees 00 minuets east on the west line thereof 1453.00 feet; thence running north 70 degrees 00 minutes east 639.6 feet to the point of beginning of the Tract herein after described; thence continuing north 70 degrees 00 minutes east 391.34 feet; thence running north 74 degrees 15 minutes east 2.92 feet; thence running south 02 degrees 18 minutes east 409.41 feet; thence running south 01 degree 02 minutes west 259.32 feet; thence running south 70 degrees 43 minutes 30 seconds west 324.53 feet; thence running north 27 degrees 48 minutes west 37.0 feet; thence running north 17 degrees 13 minutes west 109.8 feet; thence running north 49 degrees 38 minutes west 178.13 feet; thence running north 13 degrees 25 minutes west 204.07 feet; thence running south 29 degrees 35 east 44.97 feet; thence north 60 degrees 25 minutes east 242.00 feet; thence running north 36 degrees 13 minutes west 129.0 feet to the point of beginning, containing 6.229 acres, more or less.
Omer F. Oliver and Laura Oliver conveyed the above described real estate to Hettie Lee McBride by Warranty Deed dated May 7, 1981, and recorded May 7, 1981 in Deed Record 1981 page 1275 in the Office of the Recorder of Delaware County, Indiana, reserving unto themselves a life estate. Omer F. Oliver died on or about May 20, 1982; Laura Oliver died on or about June 24, 1999, thereby extinguishing their life estate. Hettie L. McBride conveyed the above described real estate to the Hettie L. McBride Revocable Living Trust by Quitclaim Deed dated December 18, 2001, and recorded March 8, 2002 in Deed Record 2002 page 1748 in the Records of Delaware County, Indiana, reserving unto herself a life estate. Hettie L. McBride died on or about May 4, 2009, thereby extinguishing her life estate.
Subject To any and all easements, assessments, agreements, and restrictions of record.
