This letter is in support of my request for a front yard setback variance to permit the construction of a front porch.
The majority of homes on Oak Knoll are constructed with front porches that improve the aesthetics of the street and enhance and connect the community. Only five houses on the street, including 143 Oak Knoll, do not currently have porches. I own and occupy 143 Oak Knoll and would like to construct a front porch on the property that will serve to protect my front entrance, and to allow me to join the community in having a front porch gathering space.
143 Oak Knoll's current front setback is 30 feet, and the current zoning front setback is 25 feet. I am requesting a 3-foot variance that will allow me to construct a porch with a structure that will have a front yard setback of 22 feet.
As you consider my request, please see the data below on Oak Knoll's current homes' porches and setback norms, as well as the accompanying site plan, survey, signature page to confirm proximate neighbor support, and a rendering that shows the general concept. I am seeking the front setback variance approval prior to completing architectural design and submitting plans for approval.
- There are 32 houses on Oak Knoll between Far Hills and Fairmont
- 27 of these homes have front porches
- Many of the current Oak Knoll homes' porches have setbacks that are less than 25 feet (ranging from 20-24 feet)
The granting of this variance request will permit the construction of a front porch that will be in keeping with the character of the neighborhood aesthetically and functionally, and the setback of the proposed structure will be aligned to the existing norms on the street.
Thank you for your time and consideration.
