Mrs. Valentin stated that a neighboring house has a 17-foot front yard setback.
Ms. Yankel asked the applicant whether that home was located near her property. The applicant confirmed that it is a few doors down.
Ms. Yankel then inquired about the required side yard setbacks for homes in the area. Mrs. Valentin stated that she did not have that information available at this time.
Mr. O’Connor asked about the City’s setback regulations and whether other municipalities have similar requirements. Mrs. Valentin explained that setback standards vary by zoning district, and homes in other districts may be subject to different requirements.
Mr. O’Connor asked whether the property would stand out from surrounding homes.
Mrs. Valentin responded that it would not, adding that the space would provide a functional area for gathering and other uses for the applicant.
Mr. O’Connor opened the public hearing.
Laura Mercer, Applicant, addressed the Board and presented images of other homes within the neighborhood for comparison.
Karen Bartley, 129 Oak Knoll Drive, also addressed the Board, expressing her full support for the proposed porch and stating that it would be consistent with the character of the neighborhood.
Mr. O’Connor closed the public hearing, and the Board began their deliberations.
Mr. Kavanaugh stated that the porch would be consistent with the aesthetic of neighboring homes.
O’Connor noted that he had no major concerns but had a few questions regarding the design process.
Mr. Jacques explained that the approval is for a 22-foot front yard setback variance. If a 21-foot front yard setback variance is required, the applicant would need to submit a new application.
Ms. Yankel thanked the applicant for providing clarification and for addressing details related to maintaining historical preservation.
Therefore, it was moved by Ms. Yankel and seconded by Mr. Kavanaugh that the staff findings be adopted and application #26-1, a request by Laura Mercer for a variance to the front yard setback requirement in conjunction with the construction of a front porch at 143 Oak Knoll Drive, be approved.
