The Board of Zoning Appeals of the city of Oakwood met in regular session at 4:30 p.m., in the council chambers of the City of Oakwood, 30 Park Avenue, Oakwood, Ohio 45419. Mr. Nick Endsley presided and the Clerk, Ms. Lori Stacel recorded.

Upon call of the roll, the following members of the Board responded to their names:

The following visitors registered:

  • George Kordalis, Applicant, 825 Harman Avenue

There were no Zoom visitors in attendance.

Mr. Endsley called the meeting to order at 4:30 p.m. He shared that Mrs. Weprin and Mr. O’Connor were unable to attend the meeting and asked to be excused. He then noted that the organizational meeting to appoint a Chair and Vice Chair, and the approval of the minutes from the January 11, 2024 meeting should be deferred to the next meeting since two of the three in attendance today are new. He offered to serve as today’s chair on an ad hoc basis and there was no objection.

Mr. Endsley explained that the only agenda item is Application #24-2 to consider a variance for a front yard setback in conjunction with a covered porch structure to be added onto the existing single-family residence located at 825 Harman Avenue. He asked Mr. Kroger to present a staff report before opening the public hearing.

Mr. Kroger referenced a PowerPoint presentation and provided the following report.

The Applicant, George Kordalis, is seeking approval for a front yard variance to the setback requirement, in conjunction with a covered porch structure to be added onto the existing single- family residence located at 825 Harman Avenue.

The R-1 Zoning District requires a 70-foot front yard setback, a 20-foot interior side yard setback, a 35-foot corner side yard setback, and a 60-foot rear side yard setback. However, the home is currently non-conforming and has a current setback of approximately 55 feet in the front yard, where 70 feet is required. The Applicant’s proposal involves adding a new covered porch structure. This would require a variance that would change the front yard setback by approximately 10 feet, reducing it from 55 feet to approximately 45 feet.

It is important to note that while 825 Harman Avenue is located in the R-1 Zoning District the home is located directly across the street from homes in the R-4 Zoning District. The R-4 Zoning
