Mr. Carroll asked if there were any plans for the proposed R2-Residence Zoned property.

Ms. Vannice stated that they had talked to 2 different people regarding purchase of the property but that there were no development plans or contracts at this time.

Mr. Smith asked if someone from Rentovation was present at the meeting.

Joann Bird, Golden Sky Property Management appeared and stated that they manage all of the properties for Rentovation LLC.

Mr. Smith asked how the applicant had aquired the property.

Ms. Bird stated that they had purchased several properties from an individual known for not taking care of their properties. She stated that the duplexes were getting a whole new remodel with new flooring, appliances, plumbing and electrical and that they would be building all new wellhouses. She stated that the parcels were so long, they did not want the new tenants to have that much undeveloped property and be expected to mow that much grass. She stated that the larger portion had been farmland in the past, but not for many years and that ideally, they would sell to a farmer.

Mr. Carroll asked if there was currently a barrier between the large parcel and the duplexes.

Ms. Bird stated that there was a grass field and that an existing garage could be torn down to create an easement to the property from the road.

Mr. Brand asked if each structure labeled house was a duplex and if they each had their own septic and well.

Ms. Bird stated yes, each structure was a duplex and that there were 8 total.

Ms. Vannice stated that they were on Liberty Regional Waste and that 2 structures shared a well.

Mr. Carroll asked if there were 4 wells total.

Ms. Vannice stated yes, and that as part of the platting they would list who was responsible for maintaining the wells.

Mr. Brand stated that he was glad to know they were on Liberty Regional and not a septic tank.

Mr. Smith asked who MFAM was that was listed in the paperwork.

Ms. Bird stated that MFAM was the previous property owner and that Rentovation had purchased several other properties from them.

Mr. Owen asked if the goal was to have the larger parcel be farm ground.

Ms. Bird stated that was the hope and that they had no plans for development and that maybe one of the surrounding farmers would purchase the property.

Mr. Smith asked if the intent was to sell it to a farmer had they considered any zoning other than residential.
