Mr. LaChat asked if the whole parcel had been recently purchased or just the portion they were requesting to be rezoned.
Ms. Vannice stated that the whole parcel had been purchased and then platted and they only want to rezone Lot #2 which was the southern lot.
Mr. LaChat asked what they planned for the north lot.
Ms. Vannice stated that there was an existing house on the north lot that they were remodeling and that it would remain a residence.
Richard Burns appeared and stated that he lived in the house on that north lot and that he had no concerns with their request and business use on the south lot.
Mr. Smith asked if he was the property owner or just living in the house.
Mr. Burns stated he was living in the house, not the owner.
Charlotte Laws appeared to speak in opposition. She stated that she and her husband Tim lived in the house directly across from this parcel. She stated that it was vacant now other than the garage and that previously there had been a house trailer there that had been torn down this past fall. She stated that she watched them tear it down but that they never hauled anything away and she suspected that they dug a hole and buried everything which she did not know if that was legal or not. She stated that the notice they received mentioned they want to have a few billboards, and she would not want to go out and look at those every day. She stated that the area already zoned business had apartments and it was 2 properties away, not across the street. She stated that they had looked into a few things and noticed that another parcel had been purchased by Integrated Systems with a business called Titan Properties, and that it was not zoned for business. She stated that she had pictures of the condition of the properties and that the owner had old ambulances parked there. She stated that the previous owner had tried to rezone the property for a used car lot and that he had sold the property for $1. She stated that the previous owner has a property on Morrison Road that also had ambulances parked there and that it was a junkyard and she believed the 2 were connected somehow. She stated that she placed a 6’ tall privacy fence to block out the trash from those properties. She stated that the house that they were remodeling was nice but she did not believe the other lot would look as nice. She stated that her property would decrease in value and that they were faced with a decision to stay or sell.
Brent Uitermarkt, owner of the lot appeared. He stated that he understood the concerns. He stated that his plumbing business name was Dr. Bath which was the reason for the ambulances. He stated that he wished the previous owner had sold him that property for $1, but he did not.
