FYI, I am sending the below email to plan commission members in advance of the hearing on my client's rezoning application. I hope you have a nice weekend. If you have any questions, please let me know.
I am representing Henry's Real Estate Holdings, LLC, the proposed transferee of the tract of land located at the NW corner of Riggin and Wheeling (Parcel No. 18-07-29-451-001.000-007). The parcel is currently zoned R2. Parcels to the east are zoned Limited Business and Variety Business, the parcels in the south are zoned Major Trading. Adjacent parcels to the north are zoned business professional and R2. Parcels to the west are zoned R2 (they are currently undeveloped and there is a floodplain buffer).
Henry's Real Estate Holdings, LLC is requesting a re-zone to Variety Business develop a high-end convenience store (Milo's Market). Below and attached are renderings for your review.
In short, the parcel is currently unlikely to be developed as residential, and a rezone to Variety Business will be consistent with the adjacent land uses, is the most desirable use of the property, will conserve area property values, and aid in responsible development and growth, and enhance tax revenues.
