Being a public hearing on the matter of an application requesting a variance from the terms of the City of Muncie Comprehensive Zoning Ordinance, to allow a reduced side setback for a proposed dwelling in a residence zone, on premises located at 620 West Powers Street, Muncie, Indiana, as more accurately described in the application.
Applicant Presentation: Surveyor Kathy Vannice represented the applicant. She explained that the vacant lot requires shifting the proposed home footprint 1 foot to the west to allow driveway vehicle access to rear parking without cars striking a middle side entrance stoop.
Public Testimony in Support: Jeb Reese (Affordable Home Matters Indiana LLC) explained that this build is part of a larger multi-partner redevelopment initiative (partnering with Muncie Land Bank, City of Muncie, Pathstone Corp., EcoREHAB, and the Old West End Neighborhood Association) bringing 34 affordable single-family homeownership units (3+ bed, 2 bath) to the neighborhood. Brandon Lane (Pathstone Corp.) submitted a formal letter of support.
