Will Stanbaugh representing the engineering firm, appeared. He stated that they were proposing a similar sign as requested, but at a shorter height of 20’ and have a message board below.
Ms. Mathewson asked for the new member, if Mr. Stanbaugh could give a brief explanation as to why they were seeking a taller sign that permitted.
Mr. Stanbaugh stated that there was a billboard on the main road in front of McDonald’s and that the taller sign was for ease of visibility.
Ms. Swackhamer stated that the office had received the pictures of the location showing the existing billboard and cluster sign.
Commissioner Brand appeared and stated that he would be in favor of the revised sign height.
Steven Hinds appeared in support. He stated that he would ask that the sign be for McDonald’s only and not transfer with the property and that he hoped the Board would support this type of development on the southside of Muncie.
No one appeared in opposition.
Ms. Fritch made a motion to approve BZA 04-26 the appeal filed by McDonalds and Pegasus Future II, LLC., with the hardship as stated in the application with the updated 20’ height request. Mr. Billington seconded the motion. Voting in favor: Mr. Billington, Mr. Hamilton, and Ms. Mathewson, Voting against: Ms. Fritch and Ms. Knapp. Motion failed, BZA 04-26 automatically continued to the April 30, 2026 regular meeting.
Jurisdiction: Board of Zoning Appeals
Being a continuation of a public hearing on the matter of an application filed by Game of Homes, LLC., requesting a variance of use from the terms of the City of Muncie Comprehensive Zoning Ordinance, to allow two dwellings in a single-family residence zone, and a variance to allow a reduced rear setback for one of the dwellings, on premises located at 1006 West Wayne Street, Muncie, Indiana, as more accurately described in the application.
Ms. Mathewson asked Mr. Wiseley to explain the Board’s options since there was no one present at this time to represent the matter.
Ms. Ferguson stated that she spoke to Mr. Sarah who stated that someone would be here to represent the matter.
Mr. Wiseley stated that the Board can proceed with the request, or continue to the next meeting. He stated that they could also move this matter to the end of the meeting to allow time for someone to appear.
