Based on the size of the pole barn and the size of the property he is not increasing the impervious area, (which would be buildings and driveways), of the property by much. The majority (roughly 95%) of the property will remain grass/vegetation allowing for precipitation to infiltrate into the ground properly. There are actually several of the property owners surrounding Mr. Collins that have higher percentages of impervious area on their properties and that have not mentioned any drainage issues”. BZA 01-26

Jurisdiction: Board of Zoning Appeals
Being a public hearing on the matter of an application filed by Aaron & Julie Wilson and Stone Bridge Farm, Inc., 10400 East Edgewater Road, Albany, Indiana, requesting a variance of use from the terms of the Delaware County Comprehensive Zoning Ordinance, to allow an event center business in a farm zone and a 3’x3’ ground sign to advertise the business, on premises located at 10400 East Edgewater Road, Albany, Indiana, as more accurately described in the application.

Aaron Wilson, 10400 E Edgewater Rd, Albany, Indiana, appeared. He stated that he would not really call this an event center. He stated that they would like to hold 15-20 weddings each year and to allow people to enjoy the property which was beautiful. He stated that they had existing buildings that they would use and that they would not be building anything new.

Ms. Mathewson asked if they planned to have more than 150 people.

Mr. Wilson stated that they had room for 150 people by the pond and that with a tent they could hold maybe 150-180 people. He stated that they would like to have weddings, graduations, celebrations of life or maybe a family reunion and that they would not have any type of concerts.

Ms. Mathewson stated that a concern was how noisy it would might get on the property.

Mr. Wilson stated that was a fair question. He stated that he had lived there for about 8 months and had not met all of his neighbors yet but that they did not have anyone within 300 feet. He stated that they had a bran that was 110’ x 40’ and that they planned to have the receptions there and that if they used a tent, it would be near the pond so noise should not be an issue. He stated that they would not have events every weekend and
