That the special use shall, in all other respects, conform to the applicable regulations of the district in which it is located, except as such regulation may, in each instance, be modified by Council pursuant to the recommendations of the Planning Commission.
Building materials should match the existing home and be compatible with the surrounding area. The applicant must obtain all necessary permits (structural, plumbing, electrical) from the City of Kettering Planning and Development Office. The applicant must provide updated storm water calculations to the City Engineer.
NATURE OF REQUEST: To amend a previously approved Special Use permit to upgrade the current conditions of the softball field diamond. The work will consist of removing the existing backstop and replacing it with three feet in height block knee wall with pads. Over the knee wall will be 27 feet in black nylon netting, for a total combined height of 30 feet.
The first base foul line will have six feet of black metal fencing with two gates and 24 feet of black nylon netting for a combined height of 30 feet. This will extend 150 feet from the backstop toward right field. The extended first base line netting is intended to enhance safety by protecting the nearby homes and pedestrians from foul balls.
The third base foul line will have six feet in height of black metal fencing with two gates and 24 feet of black nylon netting for a combined height of 30 feet. This will extend 35 feet from the backstop toward left field.
All netting will be mounted to seven black powder coated steel poles.
The existing dugouts and bleachers will remain.
The proposed use at the specified location is consistent with the Comprehensive Plan.
